Welcome to our pre-recorded interim results presentation. I'm Matthew Pratt, Group CEO, and as always, I'm joined by Barbara Richmond, our Group Finance Director. I will open and conclude the presentation with an overview of the first half performance and the operating review and how far we will present the financial review.

Starting with the financial overview. Overall results in line with our record half one 2022. Redrow's proven business model has played an important role during a time of significant political and economic uncertainty. We have award-winning homes and places, a strong forward order book, land acquired in the last few years with good margins, and a strong balance sheet.

Group revenue was similar to the record first half last year of GBP1.03 billion. Total home completions in the first half were 2,485. Profit before tax was also comparable to the same period last year at GBP198 million. As a result of this strong performance, the Board has declared an interim dividend of GBP0.10 in line with prior year.
