Okay. We're going to get started, everyone. So good morning. Welcome to the Annual and Special Meeting of First Capital REIT. My name is Adam Paul. I have the privilege of serving as your President and CEO.

I've got some opening remarks, and then we'll get into the formal part of the meeting. And so reflecting on the past year, amid new and evolving challenges and opportunities, we were able to progress many fronts of the business over the course of 2022. At this point, we're all aware of the macro events that triggered a lot of volatility in the capital markets, in the real estate sector and First Capital's unit price certainly was not immune. But we stay focused on our properties, we really focused on leasing and operations specifically. And those efforts really yielded some meaningful results in that regard.
