Thank you, Christine. Good morning, everyone. We thank you for joining us today. I hope that all of you are staying safe and are well. As you know, Mark Davis is retiring at the end of this week, and Scott Rook will be our new President and Chief Executive Officer. So after hosting roughly 60 earnings calls with Mark, it's my pleasure to have Scott on the call today and going forward.
