All right. I think we're going to get started. Hello, everyone. My name is Ron Kamdem. I'm the Head of U.S. REITs and Commercial Real Estate Research here at Morgan Stanley. We know the Fed is trying to slow the economy. As you sit here today, can you talk about whether it's space utilization, business activity, you're seeing a slowdown in the ground and any signs from your customers that the bank's tightening is slowing the economy?
