Good morning. We're going to transition to the next panel, which is the office panel. The title when we created this was a look at technology demand and the impact from new supply. But obviously, there are a lot of things that have more since this panel was originally put together. But we've got 3 really great folks joining us today. We have Owen Thomas, who is the CEO of Boston Properties; Michael Franco, who is President of Vornado; and David Ritchey who is EVP and Head of Commercial Asset Management and Leasing for JBG Smith.
